  1. Do I lose control of my property once you start to manage it? No. I work for you and our written management agreement sets the parameters not defined by law

  2. Do you insure my property when you manage it? No. You maintain your own insurance agent. However, i will gladly negotiate for you and provide competitive quotes as you direct me to.

  3. If a tenant doesn't pay the rent, do I have to go to court? No. I take all the legal steps to enforce payment. I will attend all arbitration or court sessions on your behalf as allowed by law.

  4. Will you help me find a qualified tenant without me signing a full management contract? Yes. I can provide just a leasing service for your property but understand that after the property is leased, you will be responsible for maintaining the property including but not limited to deposit escrow, maintenance, make readies, evictions & any other obligations under the tenant rental agreement.

  5. Can you manage my property and save me money? Yes. In most cases i have found that my fees are more than offset by my ability to obtain higher rents, less delinquency, and faster turnaround of vacating units. I also maintain a pool of qualified repair people who offer me the best price available due to the large volume of business i can offer them.

  6. What happens to the tenant's security deposit? Do you keep it? Yes. In compliance with USA Law the tenant's security deposit is kept in an escrow account. The move-out inspection and digital pictures document the condition of your property and any damages beyond normal wear and are deducted from the security deposit along with any other money owed by the tenant. The balance is returned to the tenant within 30 days as required by USA Property Code.

  7. The new legislation is confusing. Do you keep up with the changing rules and regulations? Yes. I am a member of the  IREM (Institute of Real Estate Management)  and other Property Management Organizations. These organizations are constantly monitoring industry changes and legislation.

  8. Do you advertise vacancies? Yes. In order to save your money and maximize the rental listing exposure, I help advertise using online marketing / classified listings.. I.e. Craigslist.org, Oodle.com, Hotpads.com, etc so prospective tenants can view and receive all the details of the property. I also receive referrals from current and past tenants and from other agents with whom we network.

  9. Do you handle problems late at night? Yes. I will take all calls  in case of an emergency.  I will talk with the tenant to determine how best to proceed.

  10. Do I know what is going on with my property? Yes. I will communicate with you throughout our contract. I will inform you when a qualified tenant is found; i will contact you at reasonable times to discuss repairs; I will notify you of the tenants vacate request. Plus, throughout the contract, I will keep you aware of any issues that may arise.

  11. Do you manage only residential property? Yes. I specialize in the management of residential properties.

  1. Who Must Complete a Residential Rental Application? All persons over the age of 18 that will be residing in the home must fill a residential rental application. If the subtenant is under 18 years of age, then his/her legal guardian or parent guarantees and agrees to perform all terms.

  2. What happens if I can’t pay my rent? Please be sure to notify my office immediately if something prevents you from being able to pay your rent & to explain your situation. If you do not, please know that i will be contacting you. To prevent an eviction from taking place, please be sure to always pay your rent on time and in full.

  3. When is rent late? It depends on your lease. Please refer to your lease

  4. Why should I rent from you? I am a professional, knowledgeable, and courteous property manager. I work very hard to provide the highest quality resident services you'll ever experience.
